Patsy, first, in the interest of I'M TIRED TODAY, let me say, I read a few of your posts, and they are GREAT!!!

Where I am, staging has not caught on. It is an uphill battle, fighting not only the sellers, but the agents who know exactly what needs to be done you see. I have found someone relatively close by, and am going to offer, as part of my listing package, a consult with her when they sign the listing with me. Yep, money spent, but good money, probably less than I would have spent on print advertising.

Thanks for the great posts. I will be back! And by the way, you do beautiful work!

Andrea - As they told us in RE class, "RE may be many things, but it is NEVER dull."  I have found those words to be true.  So I understand your being tired from all the nutty things that go along with this crazy business!  Take a nap!

I stage my vacant listings.  I don't know why you wouldn't.  People think their saving money but selling a vacant come with no furnature is probably costing them more.
